Will I have to reveal my name or telephone number?

No. Only your email address is required for an email response. However, for the free website, your name, email address and phone number should be on the site to enable potential buyers to contact you. Of course, mailed hard copies of forms, etc. will require your name and address so we can get them to you!

Is the website really free?

Yes indeed - it's absolutely free of cost!

How do I load pictures onto my free website?
|
|
Instructions are included with the website. They are not drop-dead easy and will load in alpha-numeric order, so name them in the order you wish. Start with number101, 102 etc. is the safest.

Can I edit website information or change the asking price?
|
|
Yes, information can be changed at any time. You are in total control of the data on your website.

Can I change the pictures on my website?
|
|
Once the pictures have be initially loaded, unfortunately that is one of the limitations of the free site and they must remain as they are. A great advantage of the V.I.P.S. program is that we can add, change or delete photos at any time.

What is the cost of the virtual tour and Talking House selling tools?

The cost of the virtual tour is $50, payable at photo session. The cost of Talking House is $50.00 per month, paid in advance. V.I.P.S. Club members receive a 50% discount on the virtual tour, as well as the Talking House selling tool. (Note: All fees are returned upon closing, if listed with a FSBOMgt.com team member).

How long does it take to get the virtual tour going?

Usually within 24 hours of the photo session. Photo sessions usually take between 30 and 90 minutes. On average, 50 to 150 photos are taken so you may select the very best to represent your home.

Do I have to sign a contract?

|
Nothing needs to be signed for the Free Website. For a virtual tour or other photography, etc., a standard release is required.

How long will I have the website to showcase my home for sale?
|
|
V.I.P.S. Club members may have the website for up to one year or until your home sells. For the free website only, the site is provided for up to six months.

What commission percentage do you charge if I sell my home myself?
|
|
None! But we do ask that you pass on the names of people who didn't buy your home and contact us to help you purchase your next home. :-)

Who takes the photos of my home?
|
|
For V.I.P.S. Club members, as well as those who purchase the virtual tour separately, we will take the photos at no additional cost. For the free website, you can take your own pictures or you may choose to hire a professional photographer for this purpose.

What do I do if someone makes an offer on my property?
|
|
If the offer is acceptable, sell it! If you need an offer to purchase or other help, see your lawyer.

When do I need a lawyer?
|
|
In Illinois, sellers need a lawyer to draw up a deed, etc. In our area thankfully, real estate attorneys fees are very reasonable.

I see all kinds of FSBO websites and programs. What makes yours a good choice?

Our program really is totally free at the base level. The free V.I.P.S. Club package makes the visual tour and sign quite reasonable. Plus, you get to deal with Dave! We, (Kettley Realty) have an in-house, independent mortgage company that we use a lot but we also utilize many sources from local banks to huge mortgage houses, and can assist you in finding answers.

Can you help me understand the selling process? What forms do I need?
|
|
In Illinois, sellers must complete a residential disclosure and the federally required lead paint disclosure. I always include a mold disclosure, but this is not a mandated requirement. A "meeting of the minds" contract or offer to purchase and some consideration (earnest money) is needed. Also, there must be an acceptance of the offer, which usually spells out the closing date and financing consideration and other contingencies and details.

Will purchase and sales forms be provided?

Usually, your attorney is happy to provide these forms. However, If you'd like them form us, please send us a note to Dave@FSBOMgt.com and we will get them to you.

How long does it take before the Talking House is available to potential buyers?
|
|
The Talking House will be available as soon as the seller finishes the script. If voice is provided by FSBOMgt, it usually takes one to three days.

When I sign up for the V.I.P.S. Club, when will the 'Virtual Tour' be delivered and who installs it?

A yard sign will be delivered and we will install it within a few days.
